The local planning authority initially wanted to apply affordable housing at 40% across this site which could sustain 20 homes. However, our appraisal of maximum value demonstrated that 10 large Homes with an agreed off-site contribution to affordable homes produced a significantly higher and more saleable site for the landowner.
