Goddards Green Barn, Benenden, Kent

Existing use – Redundant Agricultural Barn sitting within the AONB adjacent to a listed building.

Planning achieved – conversion to a 4,000 sqft contemporary home.

Permitted development rights for redundant agricultural buildings are removed when a building has an impact on an AONB or is within the vicinity of listed buildings. In this instance CHH were able to demonstrate a betterment to the landscape through design and by reducing the overall mass of the building. Whilst the local authority initially resisted the application; though perseverance and the help of specialist landscape assessment and heritage consultants CHH were able to achieve this highly prized planning approval for the landowner.

Original site value: £40,000
Net total revenue to land-owner:Post planning & sale £575,000
Net value increase: £525,000

The team had a huge amount of knowledge and every step was handled in a professional manner. The excellent relationship they have with the local planning department helped us achieve a brilliant result. We would have no hesitation to recommend them to anyone who wants help to achieve planning.
